Welcome to Estates
Operational Estates Team
Our Operational Estates Team helps keep all our hospitals, clinics and community buildings safe, comfortable and working as they should. They look after everything from heating, lighting and ventilation to repairs, safety checks and the day‑to‑day upkeep of our buildings and grounds.
The team is made up of many skilled people including mechanical and electrical engineers, joiners, painters and decorators, and grounds and gardens staff. They respond to urgent issues, carry out routine maintenance, and ensure we meet strict safety and legal standards across a large and varied estate.
The team provides a 24‑hour service, every day of the year, so help is always available when needed. Their work is mostly behind the scenes, but it’s essential to keeping our services running smoothly.

Property Team
Our Property Team helps make sure all our buildings are used in the best and most practical way. They look after every office, ward and community site, making sure each space is used well and that teams have the room they need to work safely and comfortably. They plan and coordinate office and ward moves, manage space allocations, and keep track of how our buildings are being used so that nothing goes to waste.
The team also manages leased properties which includes keeping on top of contracts and making sure that our leased buildings offer good value for money. They oversee our PFI hospital contracts too, checking that everything is maintained properly and that the sites continue to meet the high standards expected in healthcare environments.
Behind the scenes, the team keeps everything running smoothly by planning moves, supporting change projects, managing information, and helping staff settle into new spaces. They play a key role in shaping how our sites develop and how we make the best use of our buildings now and in the future.

Sustainability Team
Our Sustainability Team leads the work to cut carbon, reduce waste and help us move towards a net zero future. They turn big environmental goals into practical actions across our hospitals, clinics and offices. This includes improving how our buildings use energy, supporting greener travel, protecting nature on our sites and helping staff take simple everyday steps that make a difference. Their work is guided by the Green Plan, which sets out how we will tackle the climate emergency over the coming years.
The team looks after a wide range of projects. They help deliver energy‑saving improvements like LED lighting upgrades, better heating controls and solar panel installations, including large grant‑funded schemes that cut both emissions and costs. They also support biodiversity work, such as wildflower areas and No Mow May, and they promote sustainable travel by improving cycling facilities and supporting the rollout of electric vehicle charging points.
They also make sure sustainability is built into how we plan, build and run our sites. This includes working closely with Estates, Facilities and Capital teams, coordinating Green Plan governance, leading sub‑groups, and reporting on progress. As well as delivering projects, they spend time engaging staff—running campaigns, sharing updates, supporting training, and encouraging people to get involved through the Sustainability Teams channel. Their work helps create healthier places for staff and service users while saving money and protecting the environment.

Capital Team
Our Capital Team is responsible for delivering the major building projects that shape the future of our estate. They take new developments from the earliest design stages right through to construction and handover, making sure each project is safe, well‑planned and built to the standards expected in modern healthcare environments. Their work supports better care by creating high‑quality spaces that staff and service users can rely on every day.
The team manages a wide mix of capital schemes, from refurbishing existing wards and offices to delivering large‑scale new buildings. They oversee project design, planning, budgeting and contract management, making sure each development stays on track and offers good value for money. Their work involves close collaboration with Estates, Facilities, clinical teams, contractors and external partners to ensure every project meets the needs of the people who will use the space.
Once construction begins, the Capital Team keeps a close eye on progress, quality and safety. They make sure buildings are energy‑efficient, fit for purpose and future‑proofed, often incorporating sustainability features such as LED lighting, improved insulation and modern heating and ventilation systems. When a project is complete, they oversee the handover process and make sure teams can settle smoothly into their new environment. Their work may be behind the scenes, but it has a visible and lasting impact across all of our sites.

Fire Safety Team
Our Fire Safety Team plays a crucial role in keeping people, buildings and services safe. They look after all aspects of fire prevention and preparedness, from carrying out regular fire risk assessments to ensuring escape routes, alarms and equipment are always up to standard. Their work helps us meet all legal and regulatory requirements, but more importantly it helps protect staff, patients and visitors every single day.
A big part of their job is training. The team delivers mandatory fire safety training for every member of staff—whether that’s induction sessions, ward‑based training, fire warden courses, evacuation practice or full annual drills. Fire Safety Advisors also support managers by helping them check training compliance and by offering guidance on the safest ways to work in their areas.
The team advises on new developments at the design stage, checking escape distances, exit numbers, fire‑resistant materials and layout details that can make a huge difference in an emergency. They also keep a close eye on new risks—from the rise of lithium‑battery devices to everyday items that may not meet fire safety standards. Through investigations, audits and tailored advice, they work with colleagues across Estates, Facilities and clinical teams to reduce risk and continually improve safety. It’s a varied, practical and highly skilled service that quietly keeps the organisation safe behind the scenes.
